Start with a written scope

“Roof restoration” can describe different work. Ask each roofer to list the preparation, repairs, cleaning, sealing, coatings and clean-up included in their quote.

A tiled-roof restoration may include

  • Replacing chipped or broken tiles.
  • Securing flashings, valleys and roof penetrations.
  • Cleaning gutters and downpipes.
  • Cleaning the roof to remove dirt, fungal growth and oxidisation.
  • Repointing hips, ridges and barges where needed.
  • Applying a penetrating sealer.
  • Applying the specified membrane coats.
  • Cleaning the site and completing a final inspection.

This list summarises Stormguard Roofing’s published tiled-roof guidance. It is an example of scope, not a package offered by RoofMatch.

Ask what is included

  • Which repairs are included, and what would cost extra?
  • Which products will be used, and how many coats are specified?
  • Are gutter cleaning, waste removal and a final inspection included?
  • What could change the price or schedule after inspection?

Tile and metal roofs need different work

A metal roof may need attention to corrosion, damaged sheets or fasteners. A tiled-roof coating schedule should not be assumed to suit metal. Ask the inspecting roofer whether restoration is appropriate.

Coats and timing vary

Stormguard describes a sealer and two membrane coats. Arden Projects describes typically two to three membrane coats in its Brisbane and Logan guidance. Ask for the coating system in writing rather than assuming the descriptions are equivalent.

Stormguard says many of its restorations take two to three days. Roof condition, access, size and weather can change the schedule; this is not a completion promise for your property.
