Prepared 8 November 2026 (Australia/Brisbane). No diagnostic or roof-life threshold is asserted.

Not a diagnosis

A faded finish, a leak and a damaged structure are different problems. You cannot reliably choose the right remedy from a roof’s age, a street-level photo or an online quiz alone. This guide helps you prepare for a professional assessment without getting onto the roof.

Observations worth recording

Water entry or new ceiling staining. Note when it appears and whether it is associated with rain. Do not assume the point of entry is directly above a stain. Keep clear of a sagging ceiling and wet electrical equipment; an active safety concern is not a routine quote request.

Tiles or roof components that look displaced or broken from a safe position. Describe what you can see rather than trying to put it back. A contractor can assess the extent and the cause.

A visibly deteriorated finish or rust-like marks. These are questions for an assessor. A visual mark alone does not establish whether material needs replacement, whether it is surface staining or whether coating is suitable. Do not scrape or pressure-clean it to find out.

Repeated repairs. Gather previous reports, invoices and warranty paperwork. Ask whether the current proposal addresses the cause or only the visible symptom.

Older or uncertain roof material. If asbestos is suspected, stop any disturbance and use Queensland Government asbestos guidance. Do not sample, sand, drill or clean suspect roofing yourself.

Local contractor service descriptions mention broken tiles, worn pointing and surface deterioration among issues assessed. They do not establish a diagnosis for your property or mean that every such symptom requires full restoration.

Repair, restoration and replacement: questions to ask

OptionAsk the contractor
Targeted repairWhich defect is being addressed, why is this sufficient, and what remains outside the scope?
RestorationWhat repairs and preparation come before any finish, and why is the existing roof suitable?
ReplacementWhat evidence makes repair or restoration unsuitable, and are related approvals or specialist assessments needed?

Restoration is not simply a new colour. Request a clear scope and an explanation of excluded components. Be wary of a recommendation made without inspecting the relevant condition. Repair, restore or replace summarises other published supplier distinctions, also not a diagnosis.

Roof age is a prompt, not an expiry date

Use records to establish installation and previous work dates if available. If the age is unknown, record “unknown”. Do not convert a roof’s age into a remaining-lifespan promise. Material, condition, environment and previous work matter, and an appropriately qualified professional must assess suitability. The printable checklist leaves room for unknown.

What to prepare before requesting quotes

  1. Roof type, if known, and property access information already available to you.
  2. A short symptom timeline: where, when and whether it has changed.
  3. Safe existing photos without faces, number plates, precise house identification or neighbours’ private areas.
  4. Previous repair reports and warranty details, shared privately with the contractor only when appropriate.
  5. Questions about licence classes, insurance, scope, total price, warranties and variations.

QBCC’s free register helps check the actual contracting entity and relevant licence history. RoofMatch itself is not your roofing contractor and does not replace those checks. Tile and metal questions and location notes do not replace that check.

When not to wait for a restoration quote

For immediate danger call 000. For Queensland flood and storm emergency assistance contact SES on 132 500. Follow official directions; leave an unsafe area and do not climb onto a damaged roof. RoofMatch is not an emergency service. The storm-damage checklist is the longer safety note.

About RoofMatch

RoofMatch is a roof-quote referral service, not the contractor carrying out roofing work. Quote matching is not open yet; no quote request is collected or sent to a roofer. Use this guide to prepare questions for a suitably licensed contractor. Once matching opens, participating businesses may pay RoofMatch for accepted introductions; RoofMatch will not represent the whole market. Do not treat this article as an inspection, a binding quote or emergency assistance.
