Where this applies
Logan City Council lists Browns Plains. Australia Post uses 4118. Other Logan suburbs also use 4118, so the code alone does not identify the house.
Housing and roofs
The 2021 Census Suburbs and Localities release for Browns Plains (Qld) (SAL30395) records 6,632 people and 2,501 private dwellings, 2,169 of them occupied. Of those occupied dwellings, 1,691 (78.0%) were separate houses, 392 (18.1%) were semi-detached, row or townhouse, 83 (3.8%) were flats or apartments, and 0 (0.0%) were other dwellings. In the same ABS table, 74.8% of occupied Queensland private dwellings were separate houses. ABS applies small random adjustments, so the parts may not add to the total. That table does not record roof material, pitch or the year a roof was built.
Separate houses are still the majority, close to Queensland’s 74.8%, and the townhouse share is higher than Kingston’s 15.2% and much higher than Shailer Park’s 3.0%. A restoration quote should say whether it is for one house roof or for several attached roofs. The census does not say which roofs are tile.
Climate and storms
The Bureau of Meteorology identifies October to April as Queensland’s severe weather season. That is statewide seasonal context, not a warning that a storm will hit this suburb today. Check current Bureau warnings and the local disaster dashboard before you treat any checklist as urgent. Inland Logan storm and flood checks apply. Browns Plains does not get a coastal fastener checklist unless the inspector finds that exposure. Use the Logan dashboard, not a Moreton Bay alert, for a Logan address.
What to check
- Confirm Browns Plains inside 4118.
- Ask how many roofs, and whose, the quote covers.
- Ask for material and for photos taken from a safe place.
- Compare scope with Kingston only as a question about townhouses, not as a price.
- Open the Logan Flood Portal for this lot.
